Rentals Management Overview
Many of our owners are on assigment overseas and want to ensure their rental is well maintained and know there is a team to handle any issue that arises. We offer full rental program, on-going maintenence and repairs. This ensures the rental unit is well maintained and maximizes its value.
Our services include
Advertisement and Contractual
· Advertise for tenants, screen tenants (background, credit, criminal, etc.) and select tenants of suitable credit worthiness
· Recommends rental rates based on the individual unit and market conditions; manages rental negotiations
· Create, negotiate, execute, modify and/or cancel rental agreements for the property complete with electronic signature
Collection and Disbursement
· Collect all rents and to remit to Owner all income, less any sums paid out and management fee by the 5th of each month.
· Create/maintain escrow account for all security deposits received under new or executed leases in a federally insured banking or savings institution.
Maintenance and Labor
· Maintain/repair the property and to hire and to supervise all trades and other needed labor.
· Replace/repair minor elements (eg. HVAC Filters) on an ongoing basis, make recommendations to Owner on maintenance contracts and recommend capital/wear-n-tear improvements
Communication and Updates
· Provide written updates each month as to the status of the unit, any projects/requests received/completed and the overall status of the rental unit.
Compensation of Manager
· Advertising/Screening/Renting the unit: 70% percent of the first full month's rent
· Monthly management fee: 7.5% of all rents collected
· Maintenance/Repair: Up to maximum of 2 hours a month included in management fee; if additional time is required to manage repairs/upgrades, time will be billed at $75/hr.
